Water Main Break on Powers Ferry Rd

Watch out for the water main break on Powers Ferry Rd near Sutton. The muddy water has made its way down Powers Ferry and across West Wieuca in front of the swimming pool. See pictures below.

Chastain Park Real Estate Report – 1st Half of 2016

There are 71 homes actively listed for sale, 17 under $1,000,000 and 54 above $1m, 25 of those above $2m. With 4 homes priced over $4m and two of those over $10m, the average asking price for a home in Chastain Park right now is $2,000,000.

There are 5 homes in due diligence, and 13 homes “pending sale” which means they have made it through the due diligence period. The average price of the 13 pending homes is $1,810,154. Those 13 homes range in price from $785,000 to $2,875,000.

53 homes sold in the first half of 2016, up from 46 during the same period in 2015. The average sales price was $1,278,301, and those homes spent an average of 101 days on the market.

New Construction

Chastain Park continues to be a hot market for new construction homes. Today there are 15 new construction homes actively listed for sale which is about the same as this time last year. Those homes have an average list price of $2,024,880 which is also very comparable to last year.

There are 9 pending or contingent new construction homes with an average list price of $1,972,488.

7 new construction homes have sold this year with an average sales price of $1,644,377.

Two Recent Sales in Chastain Park

In April I listed two homes next door to each other for sale on Jettridge Drive. Each house got a great response from the market and were under contract in 8 & 6 days respectively. Jettridge Drive is a quiet cul-de-sac street tucked into the northwest corner of Chastain Park. The combination of a great street, a cul-de-sac, and Jackson Elementary made these homes a hot ticket in the thick of the Spring real estate market in Atlanta. Below is information on both homes that closed in May.

The first home listed and sold was 4620 Jettridge Drive. This classic looking home has amazing curb appeal, a white two-story frame home with a red door! 4620 got a lot of pre-market showings, and once it was listed I spent two days showing it from 8:30am – 6:30pm. It has 5 bedrooms 3.5 baths, a two-car garage and finished basement. It was listed and sold for $970,000. The second home listed is 4630 Jettridge Drive. The sellers of 4630 recently added an incredible swimming pool in the back yard. The deeper property allowed for this addition plus space behind that for a play yard or garden. The house is two stories with 3 bedrooms and 2 baths upstairs, a master on the main plus a powder room, and full bath on the terrace level. We listed the house for $1,100,000 and it closed for $1,047,500, which included some repair costs from the inspection. Powers Ferry PATH Ribbon Cutting

Powers Ferry Road PATH (12 of 12)This morning, almost exactly one year from the ground breaking of construction of the new widened PATH down Powers Ferry Road, the Chastain Park Conservancy celebrated the grand re-opening of the sidewalk with a ribbon cutting ceremony. Among the speakers at the ceremony were Jennifer Richter, Chastain Park neighbor and Board Chair of the Chastain Park Conservancy, Amy Phuong, City of Atlanta Department of Parks and Recreation Commissioner, Yolanda Adrian, City of Atlanta City Council Member, JP Matzigkeit, Chastain Park neighbor and one of the founders of the Chastain Park Conservancy, Michael Halicki, Executive Director of Park Pride, and Pete Pellegrini, Project Manager for The PATH Foundation.

Personally I can’t tell you how happy I am about the re-opening of the sidewalk down Powers Ferry Road. As someone who runs around Chastain Park several days each week, the PATH along Powers Ferry is so much nicer, safer and easier to run, walk, stroll, or do them all at the same time. There is plenty of room to pass, be passed and not worry about your dog running into people all of the time, or even worse running into the street.


Congratulations to the Chastain Park Conservancy for getting this job done, the neighbors and visitors of Chastain Park are very grateful!
