2011 Year End Chastain Park Home Sales Report

January 19, 2012

Today I have been crunching the numbers for 2011 to see how Chastain Park performed with home sales.  In general, homes in 2011 were priced a little bit lower compared to 2010 and thus sold for a little less, but closer to their list price and spent less time on the market.  A major factor in the average sales price was the number of homes under $500,000 that sold in 2011 compared to 2010.  In 2011 there were 13 homes in Chastain Park that sold for less than $500,000 compared to only 6 homes in 2010.  I sold two of those homes in 2011 and the buyers were thrilled to death to get into Chastain Park at such an affordable price.

Here are the numbers:

I have also recently posted the Buckhead 2011 Year End Home Sales Report, so click over and see how Chastain Park performed compared to Buckhead as a whole.
I hope you will call me if you or someone you know is interested in buying or selling a house in Atlanta, or anywhere for that matter.  I have relationships with top REALTORS all over the country and would be happy to put you in touch with them if you are moving outside of Atlanta.  If you want a more targeted market analysis for your neighborhood, please contact me and I would be happy to assist you.
Thanks and have a great 2012.

Pictures from the Chastain Park Conservancy Holiday in the Park

December 13, 2011

Georgia Boy Choir

This past Saturday I took the boys to Chastain Park to get some hot chocolate and listen to some Holiday songs.  Unfortunately we missed the Sutton Middle School Chorus, but were able to listen the the Georgia Boy Choir, and they were awesome.  Santa Claus was on hand giving out hugs and taking pictures, and all seemed to be having a great time.

Here are some pictures I got:

All of the action will be taking place at the Tennis Center where the Georgia Boy Choir and the Sutton Middle School Chorus will be performing.  Santa Claus will take a break from his busy schedule to make a stop at Chastain Park and visit with children; there will be wreath and tree sales, hot cocoa and cider, and plenty of caroling.  Toys for Tots will be on hand if you want to bring a new, unwrapped gift to be donated to those in need.

Parking will be available in the Red Lot.

Hope to see you there!

Christmas in the post-War United StatesOver the weekend the Chastain Park Conservancy fired up the Christmas Tree Sale in the Red Lot on Powers Ferry Rd in Chastain Park.  The theme this year is “Buy a Tree, Recycle a Tree, Plant a Tree”.  After Christmas you will be able to return the tree to the Red Lot where it will be ground up and the mulch will be used throughout the park.  You will also receive a tree sapling to plant in your yard.  Here are all of the details from an email I received from the Conservancy:

2011 Chastain Park Arts Festival November 5-6

October 26, 2011

On November 5th and 6th, the Chastain Park Arts Festival will host its third annual event at Chastain Park along Park Drive for approximately 200 artists and artisans.

Visitors will enjoy fine art and crafts, a children’s area and local food and beverage concessions including the “gourmet” food trucks.  Local acoustic musicians will enliven the atmosphere.  This event is organized by the Atlanta Foundation for Public Spaces and volunteer artists.  Best of all, it’s entirely free to attend!

This event will benefit “Livable Buckhead,” a non-profit organization dedicated to developing and maintaining greenspace and a sustainable community in Buckhead  (www.livablebuckhead.org), as well as a scholarship fund for local artists administered by the Georgia Foundation for Public Spaces.

This is the third year to hold an outdoor arts and crafts festival at Chastain Park.  Approximately 200 artists and artisans will enjoy the unique beauty of Chastain Park.  This event will be very conservative, with a sensitivity to the park and neighborhood.

Chastain Park Hilltop Field

October 10, 2011

This weekend we took the boys up to the new hilltop field on Park Drive.  This is a new addition to Chastain Park on the location of a former warehouse.  What an amazing space they have up there!  It’s open, flat and really fills a gap that I personally saw in Chastain Park’s repertoire.  It’s a perfect space for throwing the football or playing Frisbee.

Chastain Park Conservancy 2011 Fall Fundraiser

September 19, 2011

2011 Art Contest Winner | Artist: Martha Selph

On A Green Night, the Chastain Park Conservancy Fall Fundraiser will be held on October 6, 2011 at the Chastain Park Amphitheater.  There will be food and drinks aplenty to taste from local restuarants, (a Taste of Chastain) an open bar, silent auction and live music.  All of the information can be found on the Conservancies website at http://chastainparkconservancy.org/on-a-green-night.html.  The event starts at 7pm and attire is elegant casual…

Last year this event was loads of fun.  I realized upon arrival that I came prepared with two dead batteries for my camera and was ill most of the night that I couldn’t get pictures.  One of the highlights for me was hanging out at the 5 Seasons table where I got to know Brewmaster Kevin McNerney.  Hopefully they will be back this year.  The list of sponsors looks very tasty so far.  Please come and help support Chastain Park.

Hope to see you there!

Bike Riding in Chastain Park

August 28, 2011

This morning we took the boys out to ride bikes on the PATH along Lake Forrest Drive.  It’s great over there for riding bikes because it’s relatively flat, wide and has a stone wall between the path and the road.  There are also plenty of benches and swings to rest on in the shade.  Here are some pictures.

Watch Out for Snakes in Your Yard

August 26, 2011
Copperhead

Chastain Park Neighbors, be careful when you, your children, and your pets are outside this time of year.  Our neighbor’s dog was bitten by a ‘baby’ Copperhead snake two days ago and after spending an evening in the emergency room is recovering.  He has a lot of swelling and is in a great deal of pain, so please be vigilant.

Here is a quote from the email describing why Copperheads may be more dangerous this time of the year in Atlanta:

“We were told that this is the time of the year where this particular snake has her young ones and those young ones are, according to the vet, very aggressive and don’t quite know yet how to control their venom output-they just get rid of it all at once when given the chance.”

Be Careful!

UPDATE:  Here is a detailed article written in the AJC today on copperhead snakes in Buckhead.
