YTD Through the 3rd Quarter 2016
Through the 3rd quarter of 2016 Chastain Park is seeing a very healthy real estate environment. Compared to the same period in 2015, the average list price and sale price of completed sales are up about 12% each. The average list price of homes sold during the first nine months was $1,427,156 with an average sales price of $1,359,992. There were 72 homes sold compared to 75 in 2015. New Construction Sales
Looking at new construction, both the average list price & sales price of completed sales are down about 2%. The average list price of homes sold was $1,799,753 with an average sales price of $1,767,909. In 2016 there have been 15 homes sold compared to 10 in 2015, a 50% increase!
Active Inventory Today
In Chastain Park we have 54 homes listed for sale including resale & new construction. The average price of these homes is $2,046,441. That number of course seems high to be the average list price of homes in Chastain Park, but it takes into account 4 homes that are listed over $4,000,000, as high as $11,500,000 on Blackland Road. Broken down it looks like this:
12 homes priced $749,000 – $1,000,000
23 homes priced $1,000,001 – $2,000,000
19 homes priced over $2,000,000
Today there are 12 new construction homes actively listed for sale. Home prices range from $1,390,000 to $2,395,000, with an average list price of $2,091,367. There are 5 new homes pending sale with an average list price of $2,201,340.
